How Often Should You Really Clean a Beach House?

A room-by-room frequency guide built for coastal homes, second homes, and properties that sit vacant part of the year.

Cleaning frequency advice written for a suburban home in Ohio does not translate to a house four blocks from the Atlantic. Sand, salt, sunscreen, wet swimsuits, and seasonal vacancy all change the math. Here is a realistic schedule for Grand Strand homes.

Weekly, without exception

Kitchens and bathrooms carry the highest moisture and residue load in a coastal home. Weekly attention prevents mildew from ever getting a foothold in grout and caulk.

  • Bathrooms: full sanitize, grout wipe, fan check
  • Kitchen: counters, sink, appliance fronts, floor
  • Entry areas and high-traffic floors: vacuum then mop

Every two to four weeks

Dusting ceiling fans, baseboards, blinds, and window sills belongs on a biweekly to monthly rotation. In beach homes these surfaces collect a sticky mix of salt film and dust that plain dry-dusting smears rather than removes.

Quarterly and seasonal

Interior windows, sliders, tracks, upholstery, mattresses, and behind-appliance areas are quarterly work. A full deep or reset clean makes sense at the start and end of the busy season.

For second homes, schedule a clean before you arrive and after you leave rather than only on arrival — a home that sits dirty in summer humidity develops odors you will smell six months later.

Key takeaway

Weekly for kitchens, baths, and floors; monthly for dust-collecting surfaces; quarterly for deep work. Vacancy increases the need for cleaning, it does not reduce it.
