Property managers grade a move-out on specific line items. Here is what they look at, in order.
Move-out cleaning is graded work. A walkthrough inspector is not judging general tidiness — they are working a list. Knowing that list is the difference between a full deposit and a deduction.
The high-deduction items
Ovens, refrigerators, bathroom grout, and interior windows account for most deposit deductions. All four take real time and all four are the first things an inspector opens or looks at closely.
- Inside oven, broiler pan, and range hood filter
- Refrigerator interior, drawers, and door seals
- Shower grout, glass, and fixture scale
- Window interiors, sills, and tracks
Details that read as care
Baseboards, switch plates, door tops, closet shelves, and light fixtures signal that the whole property was handled properly. Inspectors use them as a proxy for everything they cannot check.
Timing matters
Clean after the property is empty, never around remaining furniture and boxes. A move-out clean done at 80% occupancy always has to be partially redone.
