The Three Phases of Post-Construction Cleaning

Construction dust returns for weeks if you only clean once. Contractors work the job in phases for a reason.

Drywall dust is microscopic and electrostatic — it settles, gets disturbed, and settles again for weeks. A single cleaning after a renovation always disappoints, which is why professional post-construction work is structured in three distinct phases.

Phase 1 — Rough clean

Debris removal, sticker and label removal, sweeping, and a first pass on surfaces. This happens while trades are still finishing and is about making the site workable and safe.

Phase 2 — Final clean

After trades leave: full wet wipe-down of every surface top to bottom, HEPA vacuuming, window and track cleaning, fixture polishing, and floor finishing.

Phase 3 — Touch-up clean

Scheduled several days to two weeks later, once suspended dust has resettled and final punch-list work is complete. Phase 3 is the one owners skip and the one that determines whether the space actually reads as finished.
